Works to a Party Wall e.g Loft Conversion

When a Building Owner is proposing works to existing Party Walls/Party Fence walls including :

Raising the party wall
Removing part of the party wall
Rebuilding the party wall
Adding structural loading to the party wall e.g floor/roof steelwork
Dressing flashings into the party wall
Modifying a party structure between flats/maisonettes

Then you as Building Owner should be formally serving the Adjoining Owners with the appropriate correctly worded Party Wall Notice PRIOR to any works to any Party wall works commencement.

The Adjoining Owner is
then required to respond formally to the Notice within 14 days of serving.

Thereafter you will then have formal notification as to whether you need to appoint surveyor/s to prepare a Schedule of Condition or full Party Wall Award for proposed Party Wall works

Proposing a Rear or Side Extension next to your neighbours (Adjoining Owner’s) property?

Will your proposed extension require new foundations to be formed within 3.00-6.00 metres from the boundary with your Adjoining Owner and to a greater depth than the existing property (having consideration for the age of the existing property)?

OR

Are you proposing to build up to/astride the boundary line with your Adjoining Owner?
